Communication

Most problems on a renovation start as a question nobody answered. The GC needs a tile decision by Thursday. The architect is waiting on your response. You're at work and never saw the email, and now the schedule slipped a week over a question you'd have answered in ten seconds.

I'm the one who catches it. What decision is due, who needs it, and associated risks.

You hear from one person. Everyone else hears from me.

Organization

Onsite directives, email approvals, meeting minutes, submittals, change orders, invoices. Projects come with an enormous paper trail that need to be tracked and organized.

I keep it. Every decision documented, every approval in writing, every invoice checked against what was actually built.

Advocacy

Your architect wants the design realized. Your contractor wants the job to run profitably. Both of those are legitimate. Neither one is identical to what you want.

I’ll listen to all your concerns and represent your interests from start to finish.

I review the bids, attend meetings, walk the site, check the invoices, and tell you what I'm seeing before it becomes expensive to fix.

When To Involve an Owner’s Rep

Before You Build

  • Perform a needs assessment with you and the architect

  • Budget validation & bid leveling

  • Identify project risks

While you Build

  • Weekly site visits with written reports

  • Change order and invoice review before you sign or pay

  • Serve as the single point of contact for you, the architect, and the GC

Project Completion

  • Punch list walkthrough & completion

  • Collect warranties, manuals, and lien waivers

  • Verify all work is completed before you make the final payment
